74-pitch caravan and campsite plan near Congleton withdrawn

Plans for a new 74-pitch touring caravan and campsite in Bosley have been withdrawn, after over 220 people objected to the development.
Happy Healthy Hub Ltd wanted permission to set up 74 pitches on the site, bordered by the A54 and A523 Leek Road.
Cheshire East's planning officers recommended the strategic planning board to refuse the scheme when it was due to considered at Friday's (June 28) meeting.
A report from a council planning read: "The proposed camping and caravan site would be an inappropriate scale in relation to the location and setting of the site, and no evidence has been submitted to demonstrate that there is an identified need for the proposal.
"The development would also have an adverse effect on the character of the surrounding landscape and the visual qualities of the countryside within which it is located."
The report acknowledged there would have been some benefits, as the campsite would have provided opportunities for visitors to access the countryside.
It would have also created jobs during the construction period and five full-time equivalent posts on the site.
But, it adds: "Due to the lack of shops and services in the vicinity of the site, there would be very limited economic benefit to the area where the impacts of the development would be most evident."
The application was for the siting of 74 pitches for touring caravans, motorhomes and tents arranged in clusters throughout the site.
An amenity building would have been located to the west, along with two permanently sited wardens' caravans and parking area.
A new vehicular and pedestrian access would have been taken from Leek Road with an additional emergency exit on Buxton Road to the north and Fold Lane to the south.
Bosley Parish Councilraised a number of concerns including the visual impact may be significant from a local viewpoint and the wider views and from the Peak District National Park.
The parish council said there is no evidenced need for the facility and the proposals bring no value to the community.
A 228-signature petition was sent to Cheshire East Council objecting to the proposal and 105 letters of objection were sent from neighbours, countryside charity CPRE, and other interested parties.
Among their many reasons for objection are the scale of development so close to existing dwellings, the location is unsustainable and the proposals would dominate the village.
