Stephenson Browne launches a lettings branch in Congleton to cope with growing demand

People looking for a new home in Congleton now have a helping hand – thanks to the launch of Stephenson Browne lettings. 

Home seekers would sometimes rather rent for a while to explore the area or as a temporary measure if they have sold their home and looking to purchase a new one. 

Now the company has a launched a new side to the business in Congleton, joining the firm's other multi award winning lettings branches in nearby towns. 

And Stephenson Browne say the new side of the Congleton business has been launched to meet the growing demand in the flourishing town, a popular choice due to its schools, transport links and amenities. 

The new lettings side of the business in Congleton will be headed up by Louisa Cusick and Kelly Proctor who bring a wealth of experience.

"It's helpful to rent before buying sometimes, so people can get to know the area and all the available amenities, get registered with NHS services, schools etc," said a spokesperson. 

"It can also be useful for people who move locations with work. We've decided to open a lettings branch in Congleton following the success of the launch of the Congleton sales office in 2022. 

"The time is right to start offering lettings in Congleton with the same high level of service as the rest of the company." 

And it's not just a top-level service which the branch aims to offer would-be tenants – they are also planning to stand out from the crowd with would-be landlords and offer an amazing service. 

Not only is the rental market attractive for tenants looking to find out more about an area before buying, it can also be an attractive option for homeowners looking for an alternative to selling a property. 

"Not all estate agents are the same – anyone can offer a fantastic valuation and all-singing, all-dancing marketing. 

"While marketing us important, it's the service you receive afterwards that matters. Lettings is usually a long-term business relationship so you need people you know you can trust." 

Stephenson Browne has a wealth of knowledge about the rental market which is useful to would-be tenants unsure of what they should do next. 

"If they are first-time tenants, they need to know that renting is affordable to them. The rule of thumb is that 30 x monthly rental value = annual salary," said the spokesperson. 

"There are on-line rent affordability calculators that can be helpful and they also need to consider monthly costs such as the internet, council tax and utility bills. 

"Tenants will have to pay a deposit of five weeks' worth of rent plus a month's rent up front. If they have a tenancy elsewhere, they will need to check that they are not in contract and or how much notice they need to give."   

 And Stephenson Browne Lettings say potential landlords can rest assured of a getting first-class advice and help if they are thinking of renting a property out. 

"There's always a demand for all kinds of properties which keeps the rental value of properties stable," said the spokesperson. 

"We are bringing the high-level service of our other lettings offices to Congleton. Louisa has 15 years of experience in the lettings industry and Is teamed with Kelly. Together they will provide a professional, approachable, friendly service.
