Congleton: Plans for almost 400 homes at Hulme Walfield site submitted

Plans have been submitted for a 398-home development on the outskirts of Congleton.

Castle Green Homes wants to build the homes on four parcels of land at Mount Pleasant Farm, Giantswood Lane, Hulme Walfield.

The application includes the demolition of some buildings on the site although the existing farmhouse would be retained and integrated within the proposed development.

The scheme also includes green space, landscaping and biodiversity features, children's play and recreational spaces, car parking and associated infrastructure.

A planning document submitted to Cheshire East Council with the application states: "The proposed development would include the development of four parcels known as parcel A, B, C and D.

"Parcel A would be located to the west of Viking Way adjacent to the River Dane. Parcel B would be located within the eastern part of the site to the immediate east of Viking Way and south of the Congleton Link Road (A536) and extend to the western border of the on-site field at Hulme Wafield Local Wildlife Site (LWS).

"Parcel C would be located to the immediate east of the LWS and south of the Congleton Link Road (A536). Parcel D would be located to the south of the Congleton Link Road (A536) and west of Giantswood Lane."

Parcel A would accommodate 175 homes, parcel B 115, parcel C 45 and parcel D, 63.

Of the total 398,  four properties would have one bedroom, 80 would be two bed, 209 would be three bed and 105 would have four bedrooms. All properties would be two-storey.

The document states: "A total of 85 (21%) of the residential dwellings would be affordable houses which would be a mix of one and two bed maisonettes, and one, two and three bed houses. This would include both social rent and intermediate housing."

According to the application, the existing woodland in the eastern part of the site adjacent to Parcels C and D would be retained.

A green corridor is proposed through the centre of Parcels A and B, following the alignment of the existing watercourse and extending south-west across Viking Way.

A footpath link is proposed through the southern section of this corridor within Parcel A, linking houses with Viking Way, the proposed play area and Dane Valley Corridor.

The application, number 22/1930C, can be viewed on the planning portal on the Cheshire East website.

The last date for submitting comments is July 14 and the application is scheduled to be considered by the strategic planning board on August 24, according to the council's website.
