Reserved matters application submitted for 119 homes off the Congleton Link Road

Plans have been submitted for 119 homes on land north of the Congleton Link Road at Somerford Green.
The 5.4 hectare open fields area forms part of a wider site which has outline planning permission for mixed use, including residential.
This reserved matters application will look at the appearance, scale, layout and landscaping of the proposed Congleton scheme, which also includes play area and open space.
A design and access statement submitted by Astle Planning & Design, on behalf of Anwyl Homes, states: "The development proposes open market dwellings consisting of two, three and four-bed detached, semi-detached houses and one bed walk-up apartments, providing a street scene of modern and sympathetic architectural styles.
"The mix of detached, semi-detached, mews and walk-up apartments creates a variety of density and a varied street scene of architecture and height."
It says the 21 affordable properties across the site 'will be indistinguishable from the open market properties creating a tenure blind street scene'.
According to the planning document, all houses are two or 2.5 storeys with some single-storey garages.
The development will comprise 10 one-bed properties, all of which will be affordable; 17 two-bed homes, seven of which will be affordable; 37 three-bed houses, four of which will be affordable and 55 four-bedroomed properties, all of which will be open-market.
The submitted document states: "The proposed road network and access from Wolstenholme Elmy Way into the development gives the opportunity for outward looking form to the proposal addressing the road hierarchy, streetscape and landscaping. Dwellings are set back from the road with a driveway that can accommodate several cars on plot."
Access to the new development will be off the Radnor roundabout off the Congleton Link Road.
The scheme includes 283 parking spaces.
The application, number 23/2713C, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is August 24 and, according to the council's website, the application will not be considered by a planning committee but will be determined by a planning officer under delegated authority.
