Belvoir Congleton have returned to the high street.

The rental property experts are in a perfect location, inside the Stephenson Browne Congleton office next to the new Capitol Walk on 21 High Street, and bring an extra three jobs into our town.

James Whalley (42), who went to school in Congleton, is the Franchise Owner for Belvoir Congleton & Northwich.

"I've grown up around the Congleton area so I really feel I want to be more community-focused and to help out," he said.

Local property letting couple Helen Davies and James Whalley are delighted to move into their new premises in Congleton.

"This opportunity came up with Stephenson Browne and we have grabbed it with two hands.

"And now is a great time to rent. It is very competitive for a tenant finding a property because as soon as we list a property, we get numerous enquiries over it and people almost fighting over properties!

"Property rental prices are on the increase as well due to lack of stock, so that is pushing the price of rental properties up.

"Unfortunately, it is pricing some people out of the market because it is becoming too expensive. Especially with energy bills on the increase as well.

James comes from a pedigree of property professionals, taking on a family run franchise. He has won awards for his work at Belvoir Northwich, and now is expanding into Congleton.

"But it is a very good time to be a landlord because there is a high demand there with post-pandemic conditions. And you are getting a solid return."

Belvoir Congleton will also share an office with Congleton company Franklyn For Mortgages - as well as Stephenson Browne - meaning the once-empty building is a one-stop-shop for property needs.

The new letting agency is open 9:15am to 5:30pm Monday to Friday, and 9:15am to 4pm on a Saturday.

"I've been a franchise owner for almost six years now," explained James.

An introductory offer with three months free management for landlords will aim to bring the punters in.

"I started in the property business in 2009, I joined my joined my parents in the business in June of that year.

"We've always been a family run franchise, and I'm now Co-Franchise Director with my parents."

This familial sentiment was echoed by James' partner Helen Davies, who will look after the social media for Belvoir Congleton.

"We've got a very young family. So family is important to us," said Helen.

"Part of my role through the marketing side of things is helping families out there to realise the potential of Congleton and how much is going on in Congleton.

"Especially for people who are new to the area. There are fantastic places and great events going on, particularly hidden gems like Glebe Farm."

James was educated at Heathfield High School (now Congleton High), and used to be a volunteer at the Youth Info Shop in Congleton.

"My favourite thing about Congleton is the close-knit community," he said about our town.

"We find that compared to Northwich [the other half of the franchise], it is very much community-focused so that's what I like about it.

"I've grown up around here and know a lot of people from the Congleton area, so it is great to be serving the community.

"In our lunchtimes, we love going to Crema [on 5 Bridge Street] and Gather [on 3 High Street] for a coffee or a bite to eat."

James has marked their opening with a special offer.

"For the Congleton community we will be offering three months free management, and that is on a fully managed package," he added.

"And that is for for anybody that sees this article and signs up with us.

"The full package gets us to look after everything for the landlord from down to collecting the rent, inspecting the property, doing checkouts, handling all calls from a tenant at whatever hour of the day, helping to make the tenants' process run as smooth as it can do.

"That is our most popular service that we provide. And we're offering a discount on that for those who currently sign up.

"We also offer a rent guarantee package, which is very popular as well. It is very essential these days to get protection against tenant default. That is one of our benchmark offerings."
